House washing in Reno, Sparks and Carson City
High desert dust settles on every wall, window ledge and soffit. A soft wash lifts it off without forcing water into your stucco or siding.
Soft washing suits the way homes are built here
Most homes around the Truckee Meadows are stucco, and stucco does not respond well to high pressure. Blasting it strips the finish coat, drives water behind the wall and leaves streaks that never quite blend back in. We use a soft wash instead: low pressure, the right detergent and enough dwell time for the dirt to release on its own.
The same approach works on fiber cement, vinyl, wood and brick. We adjust the mix for the surface, rinse the landscaping before and after, and work top down so nothing dries with residue on it.
What comes off a Reno house is mostly wind blown dust and dirt, cobwebs, insect nests, sprinkler overspray mineral staining and, on the shaded north side, a thin layer of algae. Homes closer to Tahoe add pine pollen, sap spotting and more organic growth where the sun does not reach.
What a house wash includes
- Full exterior walls on all elevations
- Soffits, eaves and fascia
- Gutter exteriors, so the dark drip lines come off
- Window frames, sills and screens rinsed
- Entry doors, porch ceilings and columns
- Exterior light fixtures and house numbers
We can add driveway and walkway cleaning, deck or fence washing, roof cleaning or gutter clearing in the same visit, which is usually cheaper than booking them separately.
Timing and frequency
Most homes here look their worst at the end of a dry, dusty summer and again at the end of a long winter. An annual wash keeps the house looking cared for, and homes downwind of open ground or ongoing construction often justify twice a year.
Spring and early summer are our busiest windows, especially for homes going on the market or hosting graduations and weddings. We work through the shoulder seasons too, as long as temperatures stay above freezing.
Questions we hear a lot
Will soft washing damage stucco or paint?
No. Soft washing uses low pressure and detergent instead of force, which is why it is the right method for stucco, EIFS, fiber cement and painted surfaces.
Is the detergent safe around plants and pets?
We use biodegradable detergents and rinse landscaping before and after. Pets are best kept inside while the crew is working.
How long does a house wash take?
Most single family homes take two to four hours depending on size, height and how much buildup there is.
Do I need to be home during the service?
No, as long as we have access to the areas being cleaned and any gates are unlocked. We will let you know when we are finished.
How often should a house be washed in Reno?
Once a year works for most homes here. Twice a year makes sense near open desert, construction or heavy tree cover.
